LATEST MUNICIPAL PROPERTY VALUATIONS

The City of Cape Town's General Valuation Roll 2018 was published on 21 February 2019 and is

based on property values as at 2 July 2018.

WHAT MUST I DO?

Your Rates are likely to increase so you need to check your latest valuation to ensure that it is fair and market related. If you believe the valuation is too high, you need to obtain a valuation objection form from City of Cape Town and lodge your objection before the deadline set down below. You can access their website using this link: https://www.capetown.gov.za/

HOW DO I FIND MY LATEST VALUATION?

City of Cape Town will not consider late objections.

HOW DO I OBJECT?

Request a valuation objection form from City of Cape Town.

Consult the property experts in your area to gather information on comparable market related sales in your neighbourhood, as at 2 July 2018, in order to provide supporting evidence for your objection.

WHEN WILL THE NEW MONTHLY RATES CHARGE BE EFFECTIVE?

Your monthly Rates charge is calculated using two factors:

  1. Municipal Value - per 2018 GV Roll, unless you lodge a successful objection and
  2. Rate in the Rand - to be finalised by City of Cape Town in March 2019.

Only once both of the above factors are finalised, will it be possible to determine your monthly Rates charge.
The new monthly Rates charge will be effective 1 July 2019.
